PROJECT MANAGEMENT
If there is a property element of your expansion. INTEGRA's role will be one of Project Manager -
co-ordinating and making things happen efficiently and economically. In this capacity we would be able to handle the typical day-to-day events, to ensure that the project progresses at a fast pace - certainly to match your time-table.
In the early stages this will involve identifying and negotiating for land.
Ensuring that all public utilities are available.
If possible, securing public sector assistance in the provision of infra-structures.
Co-ordinating a small project team including the contractor and outside organisations, e.g. surveyors, architects, etc.
Preparing, negotiating and submitting applications to the National Assembly for grant assistance via either R.S.A.; Property Development Grant and/or Property Improvement Grant to include detailed financial projections.
Applications to the Assembly involving detailed Development Appraisals.
And finally, reporting directly to you, which we suggest is done by a weekly progress briefing.
The whole idea of this role is to develop your positive involvement in the project through effective delegation. This relieves you of the time-consuming daily decisions and actions that have to be taken; to let you get on with your most important task - running your business.
A prime example of this has been INTEGRA's role in developing both Garngoch and Felinfach Industrial Estates, where we have played a pivotal role in co-ordinating the applications of several manufacturing companies for WDA and ERDF Property Development Grant assistance to enable SME's to expand into modern workspace.
INTEGRA acquired the land, submitted applications for ERDF and subsequently RSA for the companies involved; organised all civil engineering requirements; identified main contractors for tender; and finally monitored the actual build period bringing the projects in on budget.
