INTEGRA was formed in September 1989 with the objective of assisting manufacturing companies to bring positive, expansion projects to fruition, in an effective and efficient manner.
A typical project involving INTEGRA is as follows:
Pullmaflex UK PLC occupied an old pre-war 40,000 sq ft factory which they purchased off the WDA in 1988. INTEGRA undertook a feasibility study into the options open to the company as they considered expansion actions in light of customer volume and quality needs.
INTEGRA's recommendation as a result of the study was to approach the WDA with a view to redevelop an adjacent site that was due to become vacant, following the decision of Valeo to re-locate to Swansea.
INTEGRA negotiated a detailed package with the WDA whereby the WDA and Pullmaflex entered into a joint venture agreement. The WDA paid for site reclamation and all infrastructure works and Pullmaflex built a 60,000 flagship factory on the site at a cost of less than £20 per sq ft. The deal also involved a land swap arrangement with the WDA.
INTEGRA subsequently prepared the Welsh Office RSA application and obtained a £500,000 grant towards total capex of £2.5m. Other public sector input to infrastructure costs amounted to over £300,000.
INTEGRA's experience of working closely with manufacturing companies convinced us of the need of a carefully developed, management training programs, targeted at the specific need of small and medium sized companies up to say 100 employees.
